Green Door EPC offer domestic energy assessments, also known as Energy Performance Certificates (EPC). We are based in the North West, and cover the Wirral, Cheshire, Chester and Liverpool.

What is an Energy Performance Certificate (EPC)?

An Energy Performance Certificate (EPC) is a non-intrusive property survey to assess the energy efficiency of a property.

The EPC will tell you how energy efficient a building is and give it a rating from A (best) to G (worst) – currently 95% of properties in England and Wales have a D rating. Properties are also given a score. The higher the number, the lower your fuel bills are likely to be. They’ll also tell you how costly it will be to heat and light your property, and what its carbon dioxide emissions are likely to be.

The EPC also includes information on what the energy efficiency rating could be if you made the recommended improvements and highlights cost effective ways to achieve a better rating.

Even if you rent your home, you could still implement some improvements noted on the EPC, such as switching to more energy efficient light bulbs or installing additional loft insulation.

Do I need an EPC?

Energy Performance Certificates (EPCs) are needed whenever a property is: built, sold or rented.

You must order an EPC for potential buyers and tenants before you market your property to sell or rent.

What’s involved in the EPC?

During the assessment we will look at the following;

1.    Heating systems, including any boiler, hot water cylinder, programmers, thermostats as well as any radiators and underfloor heating.

2.    Windows to determine age and type of glazing.

3.    Lighting installations, including the number of and type of bulb used.

4.       Insulation, including cavity or solid wall and loft insulation.

5.       Internal measurements are recorded and photos are taken of the above.

Any energy saving measures that have been installed but are not obvious during the assessment, for example; solid floor insulation or an insulated cavity wall that has been rendered post installation, will require additional evidence – this could include a guarantee or invoice from the installer.

Following the initial assessment and on receipt of payment, the EPC is lodged with the Government central register and is valid for 10 years. Copies can be disturbed via email to any estate or management agent on request.
